Sun City Center

Overview

SCC is Florida's premier 55+ community offering great amenities and an active lifestyle. Locate about 20 minutes south of Tampa and less than 40 minutes from Sarasota and St. Petersburg it is an ideal location to enjoy all that Florida has to offer. SCC offers a wide range of housing styles and pricing. You can choose from condominiums, duplexes or single family homes with prices ranging from $65,000 to more than $500,000.

SCC was started in 1961 by Del Webb. His venture here was an experiment and he envisioned an entire self-contained community managed by volunteers. Today SCC has approximately 6200 homes and more than 1100 0 residents with the last neighborhood now under construction in the Renaissance Club area.

The community differs from other communities in the local area because property and facilities (except the golf courses) are owned and operated by the Sun City Center Community Association rather than by a developer. The annual dues are collected by the CA to finance the operation and maintain all facilities. The CA is managed and operated by a volunteer, nine-member Board of Directors, by professional management and staff, and by volunteers serving on committees. The directors are unpaid volunteers, elected by the members who can and do voice their ideas and opinion at regular monthly board meetings. Members have access to all the facilities and amenities, for only $270 per year which is about the same as the monthly dues in many other 55+ Florida communities.

SCC is a debt free community and operates on a "pay as you go" basis and all facilities are paid for in full. There are no special assessments to meet budget needs. The community is also designated as a golf cart community. That means, per Florida statutes, all SCC streets have been approved for use by golf carts.

Adjacent to SCC is Kings Point, which is a gated condominium community. Inside the gates there are 42 miles of roads with approximately 5300 homes and 9500 residents. Most of these homes are villas with some triplexes and single family homes ranging in price from as low as $45,000 to over $300,000. Kings Point is also a golf cart community with its own recreational facilities, amenities and club houses.

The Sun City Community Association North Campus is located on N. Pebble Beach Blvd. and is available to residents of Sun City Center. Use of the North Campus is included in the annual SCC CA dues.

A unique 4-loop layout allows clubhouse access every 4 or 5 holes. Four tees at each hole.

The original 18 holes, designed by Mark Mahanna, were built in 1968. Ron Garl, designed the nine-hole addition in 1985.
